Melt two tablespoons butter in a glass measuring cup. Then, combine the milk, oil, water, and vanilla extract. Whisk until thoroughly blended.
Now, add the butter mixture to the dry ingredients and whisk until just incorporated.
Avoid overmixing or stirring. Lumps are just fine in pancake batter!
Cook the egg-free pancakes in batches.
